Questions buyers ask.

Capital planning
- What does the capital plan show?
- Twelve-month, three-year and five-year replacement requirements by pool, property and portfolio, each as a low to high cost range with a confidence mark. It also gives the annual reserve contribution that funds replacement at end of life and, with your reserve balance entered, a funded percentage and what to put in each year.
- Can it support a 10-year capital improvement plan or a 30-year reserve study?
- Every asset carries its useful life, remaining life, replacement window and replacement cost, so the full component list runs as far out as the equipment does. The plan screens roll up twelve months, three years and five years. For a 10, 20 or 30-year schedule, the reserve-study export gives your reserve analyst or finance office the component list in the format they already use.
- Does it cover more than the pumps and filters?
- Yes. Besides plant room equipment it tracks the pool itself (shell, interior finish, coping and tile, expansion joints, skimmers and main drains, lights, rails and ADA lifts, slides and features, safety covers) and the site around it (deck, fence and gates, area lighting, furniture and shade, bathhouse, underground piping, signage). Each has an expected life and a replacement-cost range, so resurfacing, deck and piping work land in the same plan as the heater.
- How is remaining life worked out?
- From a published service life for each kind of equipment, adjusted by the unit's age, its condition rating, run-hours where they are known, and its repair history. Two or more repairs in twenty-four months shortens the window. Any unit can carry its own life or cost when you know better. The math is deterministic, so every line can be explained.
- Does AI decide the numbers?
- No. Condition, status, remaining life and dollar figures come from the records and the forecast rules. AI reads nameplate photos and documents and writes the weekly summary, and a person confirms anything it reads before it is saved.
- Can I export it to Excel or a financial planning system?
- Yes. Every report downloads as CSV and JSON as well as PDF, and the reserve-study export lists asset, placed in service, useful life, remaining life, condition and replacement cost.
- Are the reports good enough for a board, a council or a reserve study?
- That is what they are for. Reports are PDFs with your logo and colors: the condition assessment and capital forecast, the equipment inventory, the reserve-study export and the service history, for an owner, a city council, a university facilities office or an association board.
Monitoring and maintenance
- Which equipment and controllers can HydroPM connect to directly?
- None yet. HydroPM works without a connection to the equipment. Today readings and visits come in from the service reports and logs you already have: drop them in and HydroPM reads the chemistry readings and service visits out of them, and a person confirms before anything is saved. Past service history can be imported. Direct controller connections are next on the list. Tell us what is in your plant room and we will tell you where it stands.
- Do I need to buy sensors or hardware?
- No. There is nothing to install and nothing on the equipment changes. You need a phone or a computer with a web browser.
- Does it track chlorine, pH, flow and water temperature?
- Yes, as readings recorded against each pool and its chemistry controller, with a history over time. Readings come from service reports and logs today, not from a live sensor feed.
- What does it alert on?
- A unit rated for repair or replacement, a unit past its expected life, service that is overdue, a replacement window opening within twelve months, equipment records missing serials or details, and a property with no inspection in twelve months. Alerts clear on their own when the condition is fixed, and can be emailed.
- Does maintenance history change the forecast?
- Yes. Every service visit, part and cost is logged against the unit's serial. Repeat repairs shorten a unit's window, a new condition rating moves it, and repair spend is tracked against replacement cost so you can see when to stop fixing it.
- Does it create work orders?
- Not as a separate work order system. Alerts, inspections, service visits and support requests are all tracked against the unit they belong to. If you already run a work order or CMMS system, HydroPM sits beside it as the equipment and capital record.
- Is HydroPM a pool controller or automation system?
- No. It never changes a setting on your equipment. It is the record of what you have, what condition it is in and what it will cost, kept current.
Getting started and cost
- How does setup work?
- A technician photographs every nameplate, gauge and display in the plant room and rates each unit. HydroPM reads make, model, serial and ratings from the photos, and nothing is saved until a person confirms it. A typical three-pool room takes an afternoon, and the plan is ready when the inventory is.
- Can I see several properties in one place?
- Yes. Pools roll up to properties and properties to a portfolio, with the capital plan rolled up at each level. Property managers and multi-site operators see every property on one page.
- What does it cost?
- $300 a month for the first pool or spa, then $150 a month for each one after it, for as many people as need to see it. Paid a year up front it is 20% off ($2,880 a year for one pool or spa). There is no hardware cost. On-site work, such as the facility assessment, is quoted for each customer after we have seen the facility.
- Is this a one-time consulting report?
- No. A consulting assessment is accurate the day it is written. HydroPM keeps the plan current as the equipment ages, gets serviced and gets re-rated, and you keep the record either way.
- Who builds it and where do you work?
- Hydromation Corporation in Ashburn, Virginia, built with VIVA Pools, a commercial pool design-build, renovation and management firm. On-site work covers Virginia, Maryland and the District; the software works anywhere in the United States.
